We believe in clear, upfront pricing. All fees below are a guide — final costs may be adjusted based on building complexity, access limitations, location, and how quickly you need the work delivered.
We offer an initial consultation for up to two hours for £150. The purpose of the visit is to understand your property, discuss what you are hoping to achieve, and spend some time outlining a few initial sketch ideas.
During the consultation we can talk through what may be achievable under the different types of planning applications, highlight any legal considerations such as party wall agreements, give an indication of likely timescales, and advise on how best to establish a realistic budget for the scope of works.
A measured survey provides accurate floor plans of your property as it exists today — essential before any design work begins. Use the calculator below to get a guide price.
How many rooms does your property have?
Include all rooms, bathrooms, kitchens and garages. Don't count cupboards, hallways or landings.
Do you need elevations drawn?
Elevations are external views of each side of the building. Usually needed for planning applications.
Do you need a roof plan?
A roof plan shows the layout from above — usually needed for loft conversions or extensions that affect the roofline.
Do you need any sections drawn?
A section is a vertical slice through the building showing floor-to-ceiling heights and construction. Often required for structural or planning work.

Once we have your measured survey, we move into the design phase. This typically involves preparing a number of sketch options for discussion, followed by the preparation and submission of a planning application.

Listed buildings and properties in conservation areas will require a Design and Access Statement. The complexity of these statements can only be assessed on an individual basis.
More contentious or complex applications may also require a Planning Statement and/or a Design & Access Statement to support the submission. These documents set out the rationale behind a proposal, explain how the design responds to its context, and address relevant planning policies. If either is needed, we can prepare them on your behalf — costs vary depending on the scope of the project.
Depending on the complexity of the project, we provide detailed technical drawings that allow contractors to provide accurate quotes and that fully resolve all design details. This can include lighting design, bathroom design, kitchen layouts, and bespoke joinery. £1,500 – £4,000
You have the option to continue using our services through the construction phase. We would meet with each contractor on-site to explain the project in detail. Once a contractor is selected, we prepare the contract.
During construction, we oversee the work by holding weekly site meetings and helping the contractor resolve any issues to ensure the project runs smoothly. We also assist the contractor with the Building Control application by providing the necessary drawings and information.
Throughout the project, we issue payment certificates to the contractor, ensuring that you are only paying for completed work. Typically, 5% retention is deducted from these payments. At practical completion, and once snagging is resolved, 2.5% of this retention is released, with the remaining 2.5% held for 6–9 months to cover any defects that may arise. Additional clauses, such as late completion penalties, can also be included in the contract.
This stage typically involves 2–5 hours per week for the duration of the project, charged at £60/hr (outside London) or £80/hr (London). The contract period will depend on discussions with potential contractors.
In addition to our professional fees, there are fees payable directly to your local authority when submitting a planning application. The most common charges are listed below (all inclusive of VAT).
